1. How do I apply for a unit?

Applying is simple! You can complete a rental application online or request a physical copy if you prefer. Be sure to include all required documents: a completed application, background/credit screening, and proof of income such as recent pay stubs.

2. Is there an application fee?

There’s no fee to apply! However, once approved, a non-refundable administration fee of $275 is due. This covers the background and credit screening process. Once this payment and your security deposit are received, your lease will be sent.

3. What documents do I need to provide with my application?

To get started, please submit:

  • A valid government-issued ID

  • Proof of income (2–3 recent pay stubs, or tax documents if self-employed)

  • Rental history or references (if applicable)

4. What is the security deposit amount?

Security deposits vary depending on the unit and screening results. The minimum deposit begins at $850.

5. What is the length of the lease?

Our standard lease term is 12 months. We do not currently offer month-to-month or 6-month leases.

6. When is rent due and how do I pay it?

Rent is due on the 1st of each month. You can pay by check, money order, or through your secure online tenant portal. A late fee applies after the 5th.

7. Is renters insurance required?

We highly recommend renters insurance for liability protection. If you do not provide your own policy, a $15 monthly renters insurance fee will be added to your rent.

8. Are pets allowed?

Yes! Pets are welcome with a signed Pet Agreement and a one-time $250 non-refundable pet fee. Pets must be under 65 lbs and not listed as an aggressive breed. Service animals are always accepted at no charge.

9. Can I sublease or break my lease early?

We understand life happens!  Early lease termination may be permitted with a payment equal to two months’ rent, as long as your account is in good standing with a $0.00 balance. Subleasing is also available with prior management approval and meeting company qualifications. Please contact us for more information.

10. What utilities are tenants responsible for?

Tenants are responsible for electricity, water/sewer, trash, and internet services. Proof of utility transfer may be required before moving in.

11. How do maintenance requests work?

Maintenance requests should be submitted through the tenant portal. Emergency issues are prioritized and addressed as quickly as possible.

12. What happens at move-out?

Please return all keys and leave the unit clean at move-out. Any cleaning or repair costs may be deducted from the security deposit.

13. Is smoking allowed on the property?

To maintain a clean and healthy environment, smoking is not permitted inside the units. This includes tobacco, vaping devices, and illegal substances.
